Thanks for that, adding the ccd-exclusive option let me see what the error was 
- I was using addresses that are not allowed with the Windows TUN adapter 
i.e. not 255.255.255.252.  Used the --show-valid-subnets option on Windows 
and chose from there.

Fixed now!
